We rested in this hotel in August 2013. The impression is ambiguous. About everything in order. The hotel is located a couple of hundred meters from the beach. To get to the beach, you need to walk along the road. The road is quite busy. The beach is free, sandy, the water is clean, but the bottom is full of sea urchins, so swimming barefoot is dangerous. On the second day, I stepped on a hedgehog. After that I bought slippers for swimming.
By the way, there is an inaccuracy in the description of the hotel given on this site. This is not a 3 star hotel. It has no stars at all.
The nearest village is 5 km, the nearest town is 10 km, the nearest decent city with supermarkets is 16 km. In general, there is nothing to do there without a car. You have to drive your own or rent one. You won’t be able to sit in a hotel - they don’t feed you there, so you have to go to grocery stores. Anyway, there is something to see in Sithonia, so it is better to use your own transport.

The hotel itself was not very good. Not even the hotel itself, but the room in which we lived. The territory of the hotel is clean and well-groomed, there are two barbecue areas, although one of them is constantly occupied by the owners. In general, the hotel looks good from the outside. Car park opposite the hotel across the road. True, as far as I understand, this is not a parking lot, but simply an undeveloped plot. When it will be built up, where the parking will be is unclear.
The contingent in the hotel is mostly Bulgarians, Serbs, Romanians. During our stay there was one family from Russia and one from Ukraine.
Now for what I didn't like. When choosing a hotel, we were based on the fact that there is a “luxury two-room apartment” (as it was written in the description of the hotel), so for a family of four (two adults, two children) this is the right thing. The area of ​ ​ the room is about 30 sq. m. , kitchenette + crockery. Mouzinidis offered us this apartment for the price of 117 euros per day without meals. We agreed.
What actually happened. Two-room apartments are located only on the ground floor of the hotel, and the hotel itself is located on a slope, so the kitchen window is located at ground level, i. e. the second room is located in the basement. Little light gets there, the room is always gloomy. And hot. Air conditioning is located in only one room. In order to cool the second room, the interior door had to be kept open, despite this, it was always a little hot in the second room. What's the point of a two-room apartment if you can't close the door? There is one small locker in the room, where all our things did not fit, so we had to keep most of the things on the sofa and on the floor. From the very beginning, the room seemed cramped to me, later I measured it, it turned out to be 24 square meters. And where is the promised 30 square meters? The bathroom is 2 square meters, so cramped and uncomfortable that even washing and shaving there is problematic. We have a small child who does not wash himself yet. Washing a child in this bathroom is not a test for the faint of heart. Also, even with the shower curtain fully closed, the water from the shower was constantly flowing onto the floor, so the floor was always wet. This hotel does not provide cleaning service.

Seeing all this, I wondered: why are 117 euros a day here? Nifiga I think luxurious apartments, in which things must be kept in rooms on the floor. Quite by chance, I looked into the next room. It turned out to be much larger. The next day after arrival, I approached the owner of the hotel and asked him to move us to the next room, as people were leaving from there. I explained to the owner that I paid decent money for the room and would like to live in more comfortable conditions, to which the owner explained to me that all two-room suites cost 55 euros per day, that's how much he gets for us, and why we paid 2 times more, he doesn't know. Therefore, he does not care what room we will live in. He refused to move us. In general, this is where we saw the light: Muzinidis cheated more than 100% of the cost of the room, and sold it to us at double the price!
We arrived at this hotel on Saturday evening. On Sunday morning I spoke with the owner of the hotel, and then called the Greek Mouzinidis, told them the whole situation. The representative of Mousinidis promised to come after dinner and sort things out. But he arrived only on Monday afternoon. I looked at the number, agreed that it was not worth that kind of money, promised to sort it out and solve the problem. I didn't see him again. On Monday, I started a correspondence with Odessa Musinidis, after a couple of days of correspondence they promised to solve the problem. And I never heard of them again. After that, we stayed in Greece for another three weeks, no one from Mousinidis contacted us.
We rested on Sithonia with friends who did not book the hotel in advance, but looked for hotels upon arrival. We traveled with them to many hotels and I can definitely say that nowhere in Sithonia rooms of the same class as in Akti-S do not cost more than 60 euros per day. But, apparently, Mousinides does not bother with this very much. Once we went to rest in Porto Carras, a five-star hotel, as I understand it, the most popular in Sithonia. For 3 euros per adult, you can use the hotel's beach, swimming pool, bar, etc. At the same time found out the cost of the room. In Porto Carras, an all-inclusive family room costs 220 euros per night. And then we got into a conversation with one Muscovite. And he told us that the Moscow Musinidis sold him a room in this hotel, also twice as expensive. A ten-day vacation in this hotel for a family of three cost him 6.000 euros with airfare. In general, he is Muzinidis in Moscow, Muzinidis; ))))
And then I thought: I paid 117 euros per day for a room in Akti-S. No food. Food from the supermarket is not expensive. But, as you understand, no one goes on vacation to stand at the stove. Therefore, even if there is a kitchen in the room, all the food is in haste. To eat delicious food, you still need to go to a tavern. The average price tag for a family of 4 is about 40 euros. And you still need to get to the tavern. There and back 20 km. And fuel in Greece is not cheap. In general, we throw at least another 50 euros per day on food. In total, a day in Akti-S costs about 170 euros. Question: why not add another 50 euros and relax in Porto Carras in a truly luxurious room, where everything is included (including alcohol), three meals a day, a buffet, cleaning, the sea is nearby, pools, free bars, etc. ? Instead of living in a semi-basement, where things lie on the floor, because there is nowhere to put them?

Upon arrival, I wrote a complaint to Odessa Musinidis and demanded that they compensate me for the difference in the cost of the room. They refused. I will go to court.
In general, do not mess with Musinidis, so as not to overpay. And be sure to study the materiel before the trip. Everything can be found on the Internet, all issues can be resolved without the involvement of unscrupulous intermediaries. I have vacationed in many places and traveled through various travel agencies. Not a single travel company has ever doubled the cost of a hotel room, as Mouzinides did. Often, I paid even a lower price compared to the one indicated on the hotel website.
The Akti-S hotel has its own website with contacts. It is a pity that we did not find it before we paid for this hotel. Email hosts, book directly. If you need a visa, they will send you an invitation, you can open a Greek visa yourself. A couple of days you need to collect papers, you can submit documents to the consulate yourself and get a visa. There are no particular problems with this.
