For all those who want to buy property in Bulgaria, but feel a certain sense of anxiety and fear of being abandoned by realtors or developers, or making the wrong choice in favor of a particular region, location of the complex or price category of Bulgarian real estate, I want to dedicate this story.

HOW I CHOOSE AND BUY A PROPERTY IN BULGARIA

), 34 years old, unmarried, I love travelling, beautiful varied recreation, adventures and adventures - on the one hand, peace and quiet - on the other (depending on the mood and life situation - anything can happen in life). I am writing from my own apartment in Bulgaria. I just want to share my experience and impressions and help a little those people who just want to buy property in Bulgaria.

Why did I decide to buy property in Bulgaria?

1. I believe that every citizen of Russia (citizens of Ukraine and Belarus are no exception) - not only for a comfortable and inexpensive holiday, but also just in case (politics, wars, crime, set-ups, assaults, etc. ) MUST have real estate somewhere abroad. Have YOUR second home OUTSIDE the country of residence (the laws of economics! )!
2. Bulgaria is close to our Slavic brother not only in spirit, mentality, but also in cuisine, language, culture, climate, etc.

Bulgaria is a member of the European Union, and real estate prices are still, Thank God, far from the prices of the European Union.
4. The Black Sea, climate, ecology, products (vegetables and fruits, meat and dairy products) - the quality is much better than Russian ones, ...and most importantly - PRICES)))
5. Ease of buying and registering real estate for foreign citizens. legal component. Risks. Maintenance costs. (Before buying an apartment in Bulgaria - I analyzed the possibility of buying inexpensive resort real estate in Greece, Spain, Turkey and Egypt - God forbid!! ! ! ). If you are wondering why - ask questions - I will be happy to answer!
...In general, believe it or not, but in the 2 years that I have chosen a country, a resort, a complex, an apartment, I consider myself a real expert in the field of foreign real estate and I am sure that I bought myself an apartment in the BEST place in Europe (according to the classification price-quality-location-nature-ecology-standard of living, etc. ).


Having missed everything why I chose Bulgaria among several European countries (you can write a book), I inform you that in the spring of 2012 I chose Bulgaria. Having bought a bunch of guidebooks around Bulgaria, visiting exhibitions on foreign real estate, typing catalogs, etc. - I sat down at the computer and for a month studied everything that I needed to know about Bulgaria itself and the possibility of buying holiday apartments in this country , and the complexes themselves, their rating among property owners, pricing policy, reviews on forums and much more.
And so, having bought plane tickets on the Moscow-Burgas route in June 2012, I set myself the task of personally studying the ALL territory of the region from Burgas to Elenite, real estate pricing policy, living comfort, sea and beach quality, infrastructure, service and much more other. To do this, I rented apartments in different complexes by the sea (from the very beginning, for me, there was no question of an apartment in a residential area far from the sea - I was not going to shell out several tens of thousands of euros for an apartment in a seaside resort and at the same time walk in the heat of a hundred meters to the sea and back with a full set of beach accessories and water sandwiches) for 2 months and compiled a table with the pros and cons of a particular property in a particular region and complex.
I lived in many good complexes both within walking distance to the sea and right on the coastline.
But the vacation was coming to an end, and the soul did not lie in any of the complexes. I have already begun to think that in Bulgaria - a flight! . .
And so, at the end of my vacation, there was the “last” region on my list - Elenite.
Initially, I was skeptical about this region.
Firstly, this is the outskirts of the resort, which is part of Sunny Beach, and secondly, there was a fear that this resort was some kind of “outsider” by Moscow standards ....
But I was pleasantly disappointed! "")))))))
On the very first day, being in Elenite, I realized that THIS is exactly the place where I would like to have an apartment!
Only 2 weeks of living in Elenite in the Atrium Beach complex convinced me of the correctness of my choice. A shiver ran through my body, I felt unity with this place, I exclaimed: “Oh, God! I want to live HERE! ". And that's why:
1. As it turned out, Elenite has the cleanest sea and the cleanest air.
2.

Elenite is a closed, tightly guarded mini-town with its own infrastructure, five hotels, complexes with apartments and villas, restaurants and bars, swimming pools and playgrounds, discos and nightclubs, and has its own Aqua Park. And the center of Sunny Beach resort is only 7 minutes away by bus.
3. Silence, tranquility, mountains, sea, air, a huge green area with parks and walking areas, sea breeze, evening coolness - one of the paradises on earth ! ! !
4. Earlier on the territory of Elenite was the Residence of the former communist leader of Bulgaria Todor Zhivkov - and this says a lot! And translated from Bulgarian, Elenite means deer. Yes, yes, deer. And all because in the forests and parks that surround the territory of the Elenite complex you can meet real deer.
5.
Own beautiful sandy beach with a length of about one kilometer, which is cleaned every evening by special machines.
6. Not the highest price per square meter, but the price that is on the market is worth it in this case.
7. Unlike other complexes - at least in the Atrium Beach complex - the rooms are quite large and spacious.
8. Always operating office of the management company directly on the territory of the resort. Solve any problems within minutes.
9. Opportunity to rent out purchased apartments through a management company or through local realtors.

In general, in my table, Elenite scored 98%, yielding only a small share of finishing and the availability of parking for personal vehicles outside the complex.
(At the same time, you can change the decoration in your apartment at your discretion with all sorts of bells and whistles for quite a bit of money, put Italian furniture or order a set of furniture and appliances from the management company for only 800 euros! ).

I want to make a reservation right away that my friends, who bought apartments in other complexes and visited me, concluded that they were in a hurry to buy their property in Bulgaria in one or another complex and envy me with white envy in what kind of apartment I bought myself in Elenite.


So, having lived a little in the Atrium Beach complex and having analyzed the pricing policy, I nevertheless bought in August 2012 a two-room apartment of 78 square meters with a view not only of the sea, but also of the beautiful green mountains.
What a year later I do not regret at all.

And now a little about the resort itself and real estate prices in Elenite.
After analyzing ALL properties in Elenite last year, I came to the conclusion that the best and most popular both for living and for renting out are the Atrium Beach and Andalusia complexes.
Firstly, both of these complexes are located right on the beach (the sea is only 10-15 meters from the entrance), the apartments of these complexes have the BEST views of the sea, mountains, Sunny Beach resort, fountains or pools ...
Secondly - to the entire infrastructure, including to neighboring (outside the complex) restaurants, a market and a supermarket - the closest distance.
The only thing that distinguishes Andalusia from the Atrium is the squaring of the apartments. In Andalusia, the apartments are small, while in the Atrium they are large and spacious (not to be confused with the Atrium hotel rooms, which are also small in size). That's why I chose the Atrium - which has spacious apartments and stunning views from the windows and terraces.
Thirdly, I pay ONLY 750 euros per year for the maintenance of my apartments. This amount is equal to 2 weeks of renting the apartment to tourists through the management company, which covers ALL my maintenance costs. The entire period that the apartments are rented for more than 2 weeks is a net profit, pleasantly pleasing the owner of the apartment when he comes to rest.
Fourth - a stunning view from the windows and each of the terraces. Yes Yes!! ! . . And in the room and in the bedroom I have a terrace! With a view of the sea, the resort of Sunny Beach, the gorgeous powerful mountains!
Fifth (and most importantly! ) - the cleanest sea, a beach 1 km long, ecology. What clean air! !
Sixth - no mosquitoes, no cockroaches, no other rodents and insects besieging Moscow, Kyiv, Minsk, etc. apartments.

Ask if there are any cons!? ? ?


There is no place on Earth that someone, by virtue of their views, has not found minuses! This is where I found the cons.
The main disadvantage is “my dear Muscovites”! Yes, yes ...Anyone who has visited ANY hotel in ANY country in the world will meet with the problem that there will ALWAYS be a couple of individuals with raspers and bullshit. And it will not necessarily be representatives of TaGi-Gi-Gil)))) In this case, I met mostly “fancy”, with fingering, dissatisfied “ladies” with insanely arrogant kids! for whom everything is bad here, no one fucks them, squealing about a weak hotel “guzzler” without black caviar with mussels, heaped yogurts with bifiobacteria for their impudent young offspring (excuse me for writing, because children are not to blame for their upbringing), etc. e. And as a result, they pour out their arrogance and dissatisfaction with life on tourist forums. But, if you set yourself up for the positive and do not pay attention to these "representatives" of our society, then this minus may not be noticed.
Moreover, if you are the OWNER of real estate in Elenite, then YOU are the Owners here, and not these so-called "Lords"!
The second minus (mainly it concerns tourists) is the mass character. Elenite resort has more than 5000 properties for living and leisure tourists. Therefore, for those who love parties and new acquaintances, this is Paradise. For those who love a quiet beach holiday - you need to go a little east of the beach and retire in splendid isolation and complete silence at the foot of beautiful green mountains. (By the way, it is there that you may be lucky enough to meet and get acquainted with a charming blonde or brunette of 20-25 years old, sunbathing topless or, lo and behold, completely without signs of clothing! )
If you are the Owner of the apartment and are not in a hurry, you didn’t come for a week with the obligation to eat and work off the money spent on vacation, then it doesn’t matter to you what time you go out or don’t go out at all today to the beach to fry your body like a well-fed shrimp.

Today, for example, I decided to sunbathe and swim in the sea. Went to the beach at 9:30 am. There were several free sunbeds. But what about that couple of negative reviews on the forum (for sure, envious competitors wrote or THESE “fat Moscow” aunts) that you can’t find sunbeds already at 5 in the morning with fire?
Maybe at 5 in the morning they can’t be found (these fingered Moscow ladies may send their henpecked husbands to occupy a sunbed at 5 in the morning), but at 9.30 it’s the height of breakfast, and all these “fat” aunts gobble up at the speed of sound your All Inclusive. And I calmly spread my towel on a free sunbed, take sunbaths and enjoy swimming in the sea.
And I have breakfast, lunch or dinner when I want and what I want and at a price ten times cheaper than this All Inclusive for tourists. And in the supermarket, without undue affectation, I can always buy seafood, and red or black caviar.

Willy-nilly, I moved on to prices.

Let's start with food prices.
For one All Inclusive tourist per day in Yelenia, it costs 60 Bulgarian leva (about 30 euros). ON A HUMAN! ! ! , I repeat.
For this money, I am alone in my own apartment, eating once a day in a restaurant adjacent to the complex, salad + first + garnish with grilled meat or fish + 2 glasses of beer, and the rest of the time I cook for myself when and how much I want, I will live 4 days. And if you do not eat in a restaurant, but ALWAYS cook yourself, then all week. At the same time, it will be honest to note that once a week you will have to spend about 5-6 euros on sugar, mayonnaise, potatoes, water drinks, sunflower oil, etc. , which is spent gradually. Alcohol for an additional price.
(Whiskey and vodka - Russian or Ukrainian, oddly enough, in a local supermarket is 10-15% cheaper, and Bulgarian wines from 1.5 euros for a bottle of 0.7 liters. At the same time, products from Ukraine and Russia are available in the supermarket at prices lower than in Russia! ) But anyway - it's MUCH cheaper and more pleasant! . And variety in food. Don't want to cook? Eat 3 times in a restaurant for a maximum of 10-12 euros per day per person. Still CHEAPER! ! !

And now about real estate prices in the Elenite resort, and in Atrium Beach in particular.


The developer of the entire resort of Elenite is the Bulgarian company Victoria Group - one of the leaders in the market of resort real estate and the tourist business in Bulgaria. In general, one of the largest, reliable and promising companies. To the envy of competitors, which are difficult to call competitors.
At the moment, the developer has no more than a dozen apartments left in the Atrium Beach complex at a price of 125.000 euros (and all the remaining apartments without sea or mountain views).
But, while living last year (2012) in the Atrium, on the beach I met one of the owners of apartments in the Atrium, who made me think that you can buy not directly from the developer, but from owners from Russia or Ukraine. And, as a rule, due to the prevailing certain life and financial situations, the owners sell their property much cheaper than the developer.
And so I began to create a new table with the pros and cons of buying apartments in Yelenia from the developer or from the owners (secondary).
And, like last time with a table about the advantages of buying apartments in a particular complex, I chose to buy apartments in Elenite in the Atrium Beach complex, still from the owner (secondary), and here are the main parameters, in my opinion:
1. Real estate from the owner is 25-30% cheaper than from the developer. And this is a huge plus.
2. Those apartments that the developer has left are fully exploited by the management company for renting to tourists. So it's not a fact that by buying from the developer, you get "virgin" apartments.
And, having bought the same apartments from the owners, you perfectly understand that the "run" of tourists to these apartments was either limited or not observed at all and, accordingly, they are in a better condition.
3. If you are a sane buyer, then you probably understand that the developer has the most slow-moving apartments left. All the best are already sold out!
And, therefore, the owner, who sells the secondary housing, has more respectable apartments than the developer has left.

4. I bought an apartment of 78 sq. m. with stunning views of the sea, the bay of Sunny Beach and the mountains for only 110.000 euros (the seller gave me 15.000 euros, and this is another +), while the developer has an apartment of only 70 sq. meters, two floors lower (which means the view is worse) and with a view of the neighboring Andalusia complex (without a view of the sea or mountains - the developer has none left) costs 135.000 euros.
5. I bought an apartment fully equipped with furniture, appliances, kitchen and bedding, and this is another +.
6. Registration at the notary in just one day for 80 euros.
7. With the seller (and he still has 1 apartment for sale in the Atrium and he lives in another), we are now friends and help each other in everything. And sometimes we have small talk over a bottle of whiskey))).

As for the cost of apartments in Elenite, this price is above average from the average price for real estate in Sunny Beach. But the price is worth the quality and infrastructure! ! ! And according to my calculations, it is possible to beat off the difference between the minimum price of the Sunny Beach region and the price in Elenite in a couple of years. By rent, if you so desire. In July-August, it is almost impossible to book a free apartment in the Atrium - everything is rented out.
In any case, the price of apartments in Elenite has not fallen since the beginning of the crisis in 2008, despite the fact that the price of real estate in other regions of Sunny Beach has fallen by 10-15%.

And now about MY life in Atrium Beach!
So the time has come when I, young and handsome, unmarried and promising Deputy Editor-in-Chief of one of the fashionable Russian publications, who earned my hard-earned honest labor and, having made my dream come true, flew on June 6.2013 to my own apartment in the most beautiful corner planets - the Atrium Beach complex, to the Bulgarian resort of Elenite.
I was well aware that on the first day of my arrival I would have to “sweat”: wash and tear everything, disinfect toilet bowls, washbasins, wash furniture walls, etc. I’m just squeamish and I love cleanliness and order in everything! ! !
Arrived in Burgas at 10.30 am. The day before arrival, I ordered a transfer from the Elenite management company from Burgas Airport to Elenite.

Upon leaving the airport, I was met by a driver who, despite my protests, took away my heavy suitcase from me (I foolishly bought pots, plates, pans in Moscow ...but in the end it turned out that in Bulgaria it is much cheaper - this is the moment utensils, I just missed on the last trip) and brought it to the car. The transfer cost me 50 leva (25 euros). If you take a taxi at the airport - it's 60-80 leva.
Upon arrival in Elenite, I immediately went to the office of the Elenite management company. Great people work there: director Stanimir and manager Laura. Their work is unbeatable. Every hour, apartment owners turn to them - fix something ... , repair that ... , solve a problem with that ... , a leaf on a palm tree has dried up - it needs to be cut off, a pebble has formed on the beach - it needs to be removed, etc. ........
Kudos to them and respect! ! !

…After waiting for some time, I received the keys to my apartment and a utility bill for 2013.
Having studied the invoice a little, I asked about the numbers indicated in the invoice and decided to find out what it means in the Total amount -255.00 euros. The manager Laura explained to me that from the moment of my purchase of the apartment until the moment of my arrival, my apartment was rented out (with my consent, of course), and the amount of payment to my hands was 1005 euros for rent. Minus 750 euros for maintenance in 2013. Total to me to pay on hand 255 euros.

I don’t even understand how the tourists who rented my apartment managed to steal a microwave! ! ! But Russian tourists are ready for everything ! ! !
Laura immediately called Stanimir, the director of the management company. Grey-brown-crimson faces… they speak Bulgarian – I didn’t understand anything. I understood only one thing - sorry, after 20 minutes, everything is ok ! ! !

Less than 15 minutes later I had a NEW microwave in my room! ! ! In addition, they brought NEW! ! ! set of bed linen and towels.

As soon as I accepted the apartment, I immediately went with my godfather to St. Vlas (2 stops from Elenite, 3 minutes drive, 1 euro per ticket) and bought all sorts of little things (mops, buckets, rags, brushes, detergents, plates, cups, spoons, forks and etc. ). Everything cost 25 euros.
They returned, washed and disinfected everything ...Everything glitters and sparkles, like a virgin before her wedding night.
And then I realized that I was very tired and I should have dinner and drink beer.
At 15.25 hours. The supermarket is open until 22.00. I went out to the store, bought beer, sausages, cheese, water, cola, tomatoes, cucumbers, all sorts of things for 20 euros - enough for a week (in Moscow, at best, everything would cost 50 euros). They also bought whiskey for 15 euros - to celebrate the arrival (the price from Moscow Duti-free is 3 euros cheaper), a couple of bottles of wine and champagne in reserve.
I want to note right away that I received another positive shock (this day was a day of super-positive emotions! ). Tomato-cucumbers - the charm itself! Sausage meat is 10-20 percent cheaper. A variety of cheeses, sausages, preservation. Inexpensive beer and wine. A variety of fruits and berries: strawberries, cherries, peaches, apricots…

Still, it's GREAT! ! ! - to have your own apartments in the BEST complex in Sunny Beach! ! ! I am cool! ! ! Aaaaaa - I'm still a cool guy! ! !
I cooked dinner - “A la restaurant on Rublyovka! ”, in a “criminal” way, arranged the cuts on a table on the terrace, cherries, strawberries, apricots and peaches in a thieves way, like in a movie, laid out on a freshly bought fruit vase, froze ice for whiskey, beer, wine and champagne in the refrigerator … I invited my new acquaintances to dinner and celebrate a housewarming party… A stunning view of the sea, a view of the mountains… We are watching fireworks somewhere in the distance in Sunny Beach!

Sea breeze, light breeze, not hot at a temperature of +28.
All evening we enjoy this Paradise, sitting on the terrace! ! ! We drink whiskey with ice. We have a bite of sausage and cheese products, we try peaches and apricots… All the talk that life is still a success… In general, we are basking!

I don’t regret for a second that I bought an apartment in Atrium Beach and made my dream come true! ) I'm the coolest guy in the world! ! !
