Someone says that in winter it is severely cold there and not only to relax, but just to be there is impossible because the apartments are not heated.
аватар gardenresort
Whichever region you choose, you still have to heat.
In Antalya, for example, the weather is very changeable, especially in winter. It can be +25 during the day, and +8 in the evening, but these are not the +8 that we are used to in the Russian Federation or Ukraine, these are "ours" +1..+2. Due to the fact that Antalya is surrounded by mountains and the sea, air currents from both sides create a greenhouse effect in summer, and probably a freezer effect in winter.
You can see an apartment where gas is already installed, then there is less heating. But I know from myself and my friends that despite the heating with gas or electricity, bills in winter are at least 200-250 lira.

Even in the warmest district in Antalya or Alanya, you will have to heat in winter. Because at night T drops to +8, although during the day it will be +16. And without convector heating or heating with air conditioners - fireplaces (if a private house) you still can’t do it. There is no housing that would not have to be heated in winter.
аватар Pachok
Housing on the south and southwest coasts does not have central heating. All heating is air-conditioned. It does not happen year after year, but in January in Antalya the temperature rarely drops below 15 degrees. Bodrum is a couple of degrees lower. The Alanya region is a little warmer, but the steppe and the opposite wind, which in winter is not at all happy. In Kemer, because of the mountains, the air on the coast warms up less, but the mountains protect from the wind and create a pleasant microclimate.
Regarding the purchase "so as not to rent at the hotel," it makes sense if you spend at least three or four months a year in Turkey.

Pachok: There is no such thing as central heating in Turkey, except in the areas of Erzurum, Van, Kars, etc., where winters are very severe. In Antalya and Mugla, it is possible to bring gas to an apartment, but this is not the cheapest pleasure.
In January in Antalya, and especially in Kemer, it is so cold because of the wind that even if the thermometer is +15, they are not pleasing to the eye.
I lived a couple of winters in Izmir, but even there I don’t remember such a cold as in Antalya. Plus, it can still rain for three days without a break.

The warmest region - Alanya! Sometimes, you can swim here until mid-November. In winter, air conditioning is used for heating. Villas also have fireplaces. We can help you buy. https://vk.com/turkishproperty Good luck!

Alanya is the cheapest region of the coast and there are reasons for that.

Alanya is located on the eastern part of the Mediterranean coast of Turkey. Also known as the Turkish Riviera. Alanya is a city where the sun shines 300 days a year! Alanya is the warmest city in Turkey. Due to the subtropical climate, even in winter, the air temperature does not fall below +15, +20 degrees. Alanya is truly considered a corner of paradise on earth and is one of the most beautiful places in the entire Mediterranean. The color of sea water in Alanya gradually changes from blue to turquoise. When the orange trees are in bloom, the whole city seems to be perfumed with orange-scented perfume. Blooming gardens and flower beds can be seen here all year round. The human soul rests in Alanya!

Alanya, a city with excellent infrastructure, is surrounded on one side by the picturesque Taurus Mountains, and on the other side by a warm and clear sea with endless clean beaches. The unique combination of ancient architectural monuments, extraordinary nature and holiday atmosphere make Alanya always a desirable place for rest and life in Turkey.
Founded by Greek colonists in the second century BC, during the Roman era, the city was for a long time the habitat of smugglers and pirates. Mark Antony cleared Antique Alanya of pirates in the seventh century BC and presented the city and the whole of Cilicia to Cleopatra, who used the local cedar forests for shipbuilding.

Good publicity.
But the prices speak for themselves, more precisely, for the preferences of tourists.
From the nearest airport with regular service 3 hours. (Antalya 15 minutes, Kemer 1 hour, Tekirova 1 hour 20 minutes, Dalaman, Bodrum, Finike - all within an hour).
Waves and currents in the sea. Sand gives turbidity, where there is no turbidity - there are plates at the entrance to the sea. The wind is constant and nasty. Landscapes are bald compared to ALL other resort regions.
In general, the choice on the residual principle - to Alanya only when there are no other options.

It is warmest in the Mersin region.
аватар musja7
Is it warm in Mersin in winter? In winter it is an order of magnitude colder than Alanya, at night and up to +4, and during the day it is also 3-5 degrees lower than in Alanya

It will be very hot in Turkey now. Started a guerrilla war? After a failed military coup attempt in Turkey, in the Turkish city of Macka, in the province of Trabzon, a group of armed men fired on a police station.

Alanya - Oba (Obagol), Kestel, Mahmutlar

Hmm, sadly, Machka, one might say, is a tourist town, from there 15 km to Syumela ... It is advisable to turn the coups away from tourists (((

From Antalya airport (in Russian the name of these cities is spelled correctly, like Antalya and Alanya, as in the original - Antalya and Alanya) to Alanya 1.5 hours drive maximum - distance - 135 km., But not 2 hours. The road is better and wider than in Kemer. Apparently, you have not been anywhere if you write about "bald landscapes". One of the best beaches in Turkey, located 25 km. not reaching Alanya and is called Incekum - in translation, gentle fine sand. There is a sandy shore and a bottom. What is the wind in Alanya? What are you talking about? You write: "There are waves in the sea" - but what should be in the sea? Personally, I prefer Alanya - a small cozy town.
аватар PolikSVT
And personally, I have not been in Alanya for a long time))) after the beauties of Kemer) really, nature is not a fountain, and the sea is muddy (this is generalized). And not 1.5 hours drive (although you can pedal))))) now if the promised airport will work, then another question) the best sandy beaches are in Avsalara. Although there are some in other regions. Another Cleopatra beach at the entrance to Alanya. Moreover, this is the cheapest region.
аватар Olgaolga153
And I prefer the Aegean coast. And if I wanted to buy an apartment in Turkey, I would look for it in Marmaris or Fethiye (since I need to heat everywhere, I would choose the region to my liking.))))) And the best beaches for me are Patara and Iztuzu. And I love Beldzhekiz very much, even though there are pebbles and foam in the sea.)))
аватар musja7
And I agree that Kemer or the Aegean coast is much more colorful than Alanya. Yes, here you can buy housing and inexpensively in Mahmutalar. And there will even be good landscapes from the terrace. But really, already in September the sea in Alanya is stormy. And even with small waves, sand rises and muddy dirty water. Yes, in Alanya there is wind from autumn to summer, because it is more of a steppe zone, where there is always wind. There is no desire to travel to Alanya at all now, when there are so many beautiful places in Turkey. Why buy an apartment here? Yes, you can rent an apartment or a villa if you want to stay here for a year. And in Alanya, indeed, housing is much cheaper than even in Antalya somewhere in Lara. In order to save money, you can stay for a long period in Alanya. But to buy housing in Alanya, why?

tatita, You are probably already confused with the choice of the region, thanks to our assistants))) Personally, from all the answers, I would take as a basis the opinion expressed here on the regions from Pachok, and then to real estate agents. Good luck!

I would not be guided by the "advice" of those who just want to earn a percentage. From fur/leather sales, transfer services, real estate sales... what else did you advertise here, I don't remember exactly? If you knew realtors to the west of Antalya, you would trumpet the beauties and advantages of living there.

And, in general, the question of the author is rather strange. On the one hand - "to buy an apartment, so that EVERY TIME you do not rent a hotel room", on the other hand, does a person not imagine the regions and the weather?

My strange question is that in the winter we have not been there yet, but this year we plan to go there in August until February

It is better to live in India in winter. In Goa from October to May. It is dry and warm there at this time. There we met a bunch of Russian-speaking pensioners with grandchildren who rented out their apartments for the winter, and for the money they received they rented villas for a penny in Morjim and bliss there all winter. There are thousands of Russian-speaking people living there. Some of them have already bought houses.
аватар Pachok
If you are planning such a serious purchase as an apartment, and at the same time you are going to stay for such a long time, then the best thing is to decide on the spot according to your preferences. Maybe you will just like Alanya, which was scolded here. Or maybe, on the contrary, you want a more "European" west coast. Take a car, drive along the entire coast, talk to realtors on the spot (preferably not with "Russian" helpers).
аватар tatita
talk to realtors on the spot (preferably not with "Russian" helpers).
At the expense of Russian realtors, there are a lot of negative reviews, I would like to contact the owners .. maybe someone has friends?! This is generally a separate issue .. and a headache.
аватар musja7
tatita, I won’t tell you about the Turkish ones. My friends bought and rented housing for long-term residence from our compatriot Valeria Bezlepkina - if necessary, you can easily find it on the Internet on FB and on her real estate website. But, as you understand, this is also a person from our helpers. Although my friends are satisfied with the options that she found them. I have the coordinates of a Turkish agent from Kemer, but I personally didn’t deal with him, so I won’t tell you about the “quality”. We just talked and he left his coordinates, if anyone needs to rent housing
аватар Pachok
Unfortunately, I can't recommend realtors.
But, in my opinion, it is best to buy from the developer and even at the construction stage. It's both cheaper and more reliable. You can find houses and complexes simply by searching through Google. Their websites are usually translated into English, often into Russian too. And most likely, there will also be a Russian-speaking employee there, if we are talking about the Anatolian coast.

Pachok is right again, although from the airport, or rather from Aksu to Alanya, by car 1 hour 50 minutes, but it doesn’t matter. I absolutely did not like the beach in Incekum - shallow, muddy water, there were a lot of people, but the town was nothing. Look for it on the southwestern coast - from Marmaris to Izmir, I would do just that, there are a lot of offers - from apartments to small hotels, satılık (sold) along the entire coast, prices are lower, if not in resort centers. You can heat the room with air conditioning, there and heat pumps or solar collectors and batteries. But, will you be there in winter? Although getting a residence permit is not difficult.
