We were on the South Coast last spring and I got the impression (tested in practice) that finding private housing is not a problem. The offers are very different, many very decent small private hotels, incl. apartment type and for the price you can also choose.

Every year I visit Crimea. Of all your requirements, one is practically impossible to fulfill - the very first. There are NO single rooms - in any case, in _open_ sanatoriums (if you can get into the dignity of the Verkhovna Rada, such as "Dyulber" - it's another matter).
