On Lamai, the further south, the better the sea - less low tides. I don't know what sea near Lamoon Lamai House, but if you look at the map, the Summer Inn is well located. Tours to Koh Tao can be bought anywhere, not only on Bo Phut, there are a lot of travel agencies everywhere.
